(B) For Building / House - under construction :
(1) Construction Approval related papers
a. Copy of Comencement Certificate (i.e. Rajja Chitthi).
b. Copy of Approved Lay Out Plan.
c. Copy of Approved Building Plan/s.
d. Copy of Rajja Chitthi (i.e. construction comencement certificate) issued by the local authority as per rule/s under the Gujarat Panchayat Act (applicable where the building site falls outside Municipal Corporation / Municipality Limits).
(2) Society / Association related papers
(i) In case of Co. Op. Housing Society :
a. Copy of Society's Registration Certificate.
b. Copy of Leaflet 'U' (i.e. society's constitution).
c. Original Share Certificate (of membership with the society).
d. Original NOC (No Objection Certificate) favouring the Bank/Branch from the society as regards availing housing loan for the purchase of the said property.
e. Original certificate of undertaking from the society favouring the financing Bank/Branch - as regards (i) that the society will Register Bank's lien in the records of the society, (ii) that the society will not transfer the said property before the loan is fully paid OR until the bank has issued a NOC for the purpose.
(ii) In case of Non Trading Association :
a. Copy of Certificate of Incorporation.
b. Copy of Memorundum of Articles of Association.
c. Original Share Certificate (of membership with the association).
d. Original NOC (No Objection Certificate) favouring from the Bank/Branch from the association as regards availing housing loan for the purchase of the said property.
e. Original certificate of undertaking from the association favouring the financing Bank/Branch - as regards (i) that the association will Register Bank's lien in the records of the association, (ii) that the association will not transfer the said property before the loan is fully paid OR until the bank has issued a NOC for the purpose.
(3) Ownership / Allotment Documents
(i) In case where the property is a part of Co. Op. Housing Society OR Non Trading Association :
a. Copy of registered Sale Deed of land purchase (i.e. for bigger land of society/association).
b. Original Sale Agreement / Deed of undivided share of land OR a piece of a sub plot (whichever is applicable) for the subject property (viz. flat,bunglow, etc.) which the borrower/loanee intends to purchase (applicable where documents for the land part and for the construction part are to be executed seperatly).
c. Original Allotement Letter/Agreement/Deed.
d. Original payment receipt/s for payments already made.
e. Original detailed Cost Estimate of all proposed construction work prepared by the society / association OR the developer / contractor.
f. Copy of Developement/Construction Agreement (applicable where the building is not being constructed by the society/association itself but is being constructed by any developer or contractor).
(ii) In case where the property is owned by individual/s :
(X) Ownership through outright purchase :
a. Original registered Sale Deed of the land or plot on which the borrower/loanee intends to build a house/building.
(Y) In case where the property is owned through other form of conveyance :
# Original registered Sale Deed favouring the immediate previous owner.
AND
(any of the following whichever is applicable)
b. True copy of registered / non-registered WILL.
c . Original registered Gift Deed.
d. Original 'Probate' issued by the competent authority.
e. Original Sale Certificate issued by the competent authority.
f. True copy of registered/unregistered
Partition Deed and/or Deed of Relenquishment.
g. Any other form of conveyance as the case be.
(Z)
Original detailed Cost Estimate of all proposed construction work prepared by competent civil engineer / contracter.
(iii) In case of Housing Colony built by government / semi-government undertaking housing board/company :
a. Original Allotment Letter/Agreement/Deed.
b. Original NOC (No Objection Certificate) favouring the Bank/Branch from the Housing Board as regards availing housing loan for the purchase of the said property.
c. Original payment receipt/s for payments already made.
(4) Land related papers
(i) Revenue Departmnet related papers :
a. Copy of Non Agriculture Use orders (i.e. N.A. Permission).
b. Copy of ULC (urban land ceiling act) Orders (i.e. NOC under ULCRA).
(ii) Land Records Department related papers :
(x) Where the records are maintained by the Revenue Department : ( available from the office of the concerned Circle Inspector /Talati or Mamlatdar's Office)
a. Latest certified copy of 7/12 extracts,
b. Latest certified copy of village form no. 6 (record of rights),
c. Latest certified copy of village form no. 8A (statement of account),
d. Latest certified copy of village form no. 2 (for N.A. land).
(y) Where the records are maintained by the City Survey Department : (from the office of the concerned City Survrey Suprintendent)
a. Latest certified copy of Property Ruled Card (PRC) and copy of Property Register.
b. Latest certified copy of Key Plan sketch/ tracing showing the subject property.
(5) Land Revenue
(i) Land Revenue :
(applicable where the land records are maintained by the local authority (i.e. Gram Panchayat) ) :
a. Original Land & Education Cess demand Notice form the local authority (i.e. Gram Panchayat).
b. Copy of last Land Revenue paid receipt (in the name of the land occupier - owners i.e. society/association or individual/s - whichever is applicable). c
. Copy of last Education Cess paid receipt (in the name of the land ccupier - owners i.e. society/association or individual/s - whichever is applicable).
(6) Electricity Service
(applicable where the service is already installed)
a. Original latest Electricity consumption charges bill.
b. Original last electricity bill paid receipt. |
